New Jersey has a significant problem with unlicensed and underinsured roofing contractors, particularly after storm events when "storm chasers" from out of state flood the area.

7 Things to Verify Before Hiring a Roofing Contractor in NJ

1. NJ Home Improvement Contractor (HIC) Registration

In New Jersey, any contractor performing home improvement work over $500 must be registered with the NJ Division of Consumer Affairs as a Home Improvement Contractor. Go to njconsumeraffairs.gov and search the HIC registry. If a contractor can't give you their HIC number, walk away.

2. General Liability Insurance (Minimum $1 Million)

Ask for a Certificate of Insurance (COI) naming you as an additional insured. Call the insurance company to verify the policy is active. If a worker is injured on your property or your home is damaged during the project, the contractor's general liability insurance covers it — not your homeowners insurance.

3. Workers' Compensation Insurance

Without workers' comp, an injured worker can sue you as the property owner. Require a separate COI for workers' comp — this is non-negotiable.

4. Local References (Not Just Online Reviews)

Ask for 3 references from jobs completed in the last 12 months in Somerset County. Call them. Ask specifically: Did the crew show up on time? Was the site cleaned up daily? Were there any issues, and how were they handled?

5. Written, Itemized Contract

Your contract should specify: the exact materials (brand, product line, color), the scope of work (tear-off, decking inspection, flashing replacement, ice and water shield, ridge vent), the payment schedule, the start and completion dates, and the warranty terms. Never pay more than 10–15% upfront.

6. Manufacturer Certification

GAF Master Elite and Owens Corning Preferred Contractor certifications require training, insurance verification, and customer satisfaction standards. Certified contractors can offer enhanced warranty coverage that non-certified contractors cannot.

7. Physical Business Address in NJ

Verify that the company has a physical address in New Jersey, has been operating locally for at least 3 years, and has a track record in your county.
